Cost Engineering for a Major Steel Manufacturers
Coke Oven Battery Project
|
ACM was contracted to perform
schedule analyses and cost engineering functions on a
large construction project. The project consisted of
building a new coke oven battery on an existing
foundation, including an associated by-product plant and
upgrades of various utilities. The project was built by
two major EPC joint venture contractors, as well as
in-house labor for various associated projects. ACM
assisted in change order negotiations, performed analyses
of monthly contractor submitted schedules and invoices,
and proposed schedules and budgets for work performed by
plant personnel.
Several years after project
completion, ACM was contracted to verify the property
asset record for the owners financial department.
ACM personnel, who were on the project controls team
during the initial construction, researched the archived
project records and verified the actual installed cost of
a sampling of major assets.

Schedule
and Claim Analysis for a Detention Center Project
|
ACM was retained by a large
construction contractor to review the causes and impacts
of project delays on an in-progress project. The project
ran several million dollars over budget and was over six
months behind schedule. ACM reviewed project documents
including specifications, correspondence, daily field
reports, construction schedules, applications for
payment, and cost reports. ACM personnel organized the
delay issues, developed an as-planned and an as-built
schedule, and analyzed the impact of the various issues.
A schedule analysis report was prepared that reviewed the
issues, assigned days of delay to each issue, and
reviewed the cost impact of the changes. The report was
used to negotiate a settlement related to final project
cost and time.

Construction
Scheduling for a Resort Hotel
|
ACM was contracted to
functionally review and modify the overall construction
schedule for completion of a large resort hotel. ACM
performed an extensive review of the plan,
specifications, and the existing schedule. From
information that was gathered in the review, from site
walk downs, and in meetings with the project managers,
superintendents, and subcontractors, ACM personnel
gathered progress and proposed extensive revisions to the
project schedule. For the remainder of the project, ACM
conducted bi-weekly status updates of the schedule
identifying variances and suggested work-around solutions
leading to a successful completion.

Office
Building Renovation
|
ACM was contracted as the
project manager for a large office building renovation.
During the design phase of the project, ACMs
responsibility was the development of a sequence of work
requirement schedule for the project and development of
contractor bid packages. ACMs responsibilities
included coordinating tenant move constraints and
deadlines, system shutdowns, review and analysis of
construction bid packages, and contractor selection.
Chief responsibilities in the construction phase included
overseeing the contractor, helping to identify and
resolve tenant needs, the evaluation of potential and
actual changes, the review of contractor payment
applications, and the running of weekly progress
meetings.
ACM monitored budgets, managed
changes, and forecasted project costs of completion.
Incentives were provided to contribute to landlord
renovations, thus satisfying lease agreements. Liquidated
damages were assigned to intermediate completion dates to
assure tenant move requirements were maintained.
